The Thomson Reserve Reality Check: 5 Counter-Intuitive Takeaways Behind Singapore’s Most Hyped Launch

Occupying the sprawling 51,567 sqm former Thomson View en bloc site with direct underground MRT access, 1km Ai Tong School proximity, and zero upcoming GLS competition. Before writing a booking check, we dissect its 7.7% holding cost friction, oversold reservoir views, layout inefficiencies, and hard walk-away price ceilings.

1. The developer’s land price (S$1,178 psf ppr) never becomes your discount - run the 7.7% holding-cost line first

Separate two things first: what the developer paid for the land, and what you pay for the unit. The 2024 en bloc went to Tamarind Development, a UOL, CapitaLand and SingLand joint venture, at S$1,178 psf ppr, and the market was guessing S$2,200-2,500 psf at launch. The guide prices came in elsewhere: compact two-bedders from S$2,608 psf, a project average of S$2,600-2,900 psf, and the high-floor Luxury stacks heading for S$3,200 psf.

Developers do not price off cost-plus, they price off the most the buyer will still pay. Lentor Gardens Residences, on a less connected site, already opened around S$2,400 psf. With an MRT entrance underneath and Ai Tong School inside one kilometre, UOL has no reason to discount.

What buyers miss is the carrying cost of a four-year uncompleted purchase. Take a S$3,000,000 three-bedder under construction: 75% loan of S$2.25M, 25 years, progressive payments averaging 2% during construction. Buyer stamp duty S$119,600, legal fees about S$6,000, agent commission on a future S$3.3M resale about S$71,940 (2% plus GST), and roughly S$34,762 of progressive interest across the four years.

4-Year Holding Cost Component (S$3.0M 3BR)Amount (SGD)Actuarial Basis

⚖️ Legal & Conveyancing Fees~S$6,000Combined acquisition and disposal legal costs
🔥 Total Holding Cost FrictionS$232,302 (7.7%)Requires ~S$231k+ capital appreciation just to break even
Add the four items up: S$232,302. In the year of completion the unit has to rise at least 7.7% (about S$231,000) before you are level. If the launch price is already high, flipping in the short or medium term has almost no arithmetic room.

2. There are far fewer reservoir views than the brochure suggests: none on the entry three-bed, and the top floors still take west sun and haze

The permanent green lungs over MacRitchie and Lower Peirce are the project main selling point. Put the site plan and the stack layout side by side and the genuinely unblocked water views sit on the high floors of two 30-storey Luxury towers, Blocks 5 and 7. Everywhere else looks at the condo pool, the traffic on Upper Thomson Road, or the HDB blocks in Bright Hill next door.

The orientation split is deliberate: all 947 sq ft entry three-bedders (Type C) face Bright Hill Drive or the neighbouring HDB blocks, so not one of them has a water view. Entry units sell on quantum alone; the scarce view goes to the four- and five-bedders and the towers, at a S$300,000-500,000 premium and past S$3,200 psf.

Even a Block 7 top floor has two physical problems. One, it faces northwest, so the afternoon sun lands straight on the glass. Two, haze: at 13:00 on 9 October 2026 the central-region PSI reached 181, and inside a 500-1,500 m turbulent mixing layer the PM2.5 a 30th-floor window takes in is no different from the ground floor. The extra half million buys the view, not immunity from west sun and transboundary smoke.

3. GFA harmonisation is not a usable-area win: 1,152 sq ft sits in the middle, 1,367 sq ft fills a gap

The project is built under the new URA GFA harmonisation rules, but the number on the brochure is not the number you can furnish. The clearest case is the 947 sq ft compact three-bed (Type C): a long entrance corridor plus an internal passage eat up the plan, and it is still a plain three-bed, two-bath with no study, no household shelter and no store. Among comparables, Dian House fits a shelter and an enclosed study into 947 sq ft, and Amber Wood in D10 gets a shelter and a workable kitchen into 872 sq ft.

On the upgrade sizes there is one trap and one gap in the market.

• Now the gap: the 1,367 sq ft four-bed, three-bath with private lift. JadeScape next door jumps from 1,421 sq ft (four-bed, two-bath) straight to 1,647 sq ft, leaving out a compact four-bed with controlled quantum, a private lift and three full bathrooms. 1,367 sq ft catches exactly that buyer: wants the private lift and two suites for three generations, does not want to pay for excess area.

• The trap first: the 1,152 sq ft three-bed plus study. If you need a shelter or a helper room, the step from 947 to 1,055 sq ft costs over S$300,000 for 108 sq ft, and the next step to 1,152 sq ft lands at S$2.9M-3.1M. Most buyers with S$3M want a real four-bedroom, and the 1,152 sq ft three-plus-study drops exactly between the two.

Before comparing psf, walk the corridors on the plan with a tape measure. The area you can put furniture on is the area you are paying for.

4. 57% (716 units) are two-bedders: they TOP in the same year, so the internal price war is arithmetic, not luck

Of 1,268 units, 716 are two-bedders - 57%: 592 sq ft two-bed one-bath, 678 sq ft two-bed two-bath (416 units in that one type alone), and 732-775 sq ft two-bed plus study. The district best-performing projects are not built this way: two-bedders are 30% at Thomson Grand and Gardens at Bishan, with 70% at three-bed and above, and 49% at the newer Amo Residence.

For an investor, 700-plus two-bedders reaching rent and resale in the same TOP year makes discounting an arithmetic problem, not a matter of luck. Two rules for booking day.

• The 592 sq ft: buy Type B1 only, do not touch Type B2. Same area, but B2 is a straight galley kitchen with no separate dining area, so the table ends up in the walkway; B1 has a closable kitchen and a proper dining spot. On rent and on resale the difference shows at the first viewing.

• If your ballot number is late and B1 is gone, leave. The heat in the room is the room business: 716 two-bedders compete in the same season, and a compromised layout finishes last on both rent and resale.

5. Above S$2,600-2,900 psf: the same money already buys completed stock and D10 freehold

From S$2,608 psf at the entry to a S$2,800-2,900 psf average, the total quantum walks into the price band of mature resale three-bedders nearby and of freehold launches in the Core Central Region (D10).

Around S$2.0M buys a 732-775 sq ft uncompleted two-bed plus study at Thomson Reserve: zero rent for four years, with progressive interest on top. The same money buys a 7-10 year old resale three-bedroom of 1,000 sq ft or more, collecting S$4,800-5,000 a month; across four years the rent covers the instalments and the tenant pays down S$80,000-100,000 of principal.

Cross the district and it is starker: freehold Amber Wood in D10 starts around S$2.54M for 872 sq ft with a household shelter, about S$2,915 psf; the 1,087 sq ft four-bed is about S$3.14M. In other words, the money for a 99-year RCR uncompleted three-bedder on Thomson Road (S$2.77M-2.90M) buys a freehold three-bedder in the core for S$200,000-350,000 less.

The oblique conclusion: once a 99-year RCR uncompleted unit costs more than a D10 freehold launch or a bigger completed flat in the same district, one line decides profit and loss - the walk-away price.

The walk-away lines: two price ceilings to hold on booking day

RULE 1 · 2-BEDROOM WALK-AWAY CAP: S$1.90M

All 2-Bedrooms (Up to 775 sqft): Hard Ceiling at S$1.90M

Crossing S$1.90M pushes you into resale 3-bedroom territory with immediate rental cash flow. Pass strictly on 592 sqft Type B2 (galley kitchen) if drawn a late ballot number.

RULE 2 · 3-BEDROOM WALK-AWAY CAP: S$3.10M

3-Bedrooms (947–1,055 sqft): Hard Ceiling at S$3.10M

Exceeding S$3.10M traps the buyer under the 7.7% (S$232,302) holding cost hurdle and the 1,152 sqft sandwich class. Above S$3.1M, pivot to the 1,367 sqft 4B3B private lift or CCR freehold.
